DEVELOPER CLOSES ON MARTINEZ LAND

BOULDER, CO; June 27, 1997 -- Today Wonderland Hill Development Company purchased the 11-acre site bordering Lee Martinez Park in Fort Collins from Trillium Corporation. Immediately following that closing, the City of Fort Collins purchased from Wonderland 2.6 acres at the eastern end of the site for an extension of Lee Martinez Park. The City's ability to purchase this parcel was enhanced by contributions from the Downtown Development Authority as well as funds raised by the Friends of Martinez Park from the New Belgium Brewery.

Plans for the site received the unanimous approval and praise of the Planning and Zoning Board on April 30. The project will create a mixed-use community, including a CoHousing community of 34 homes. In addition, the site will include 10 single family detached homes and a neighborhood-oriented commercial/mixed-use building with loft apartments.

Plans will be re-submitted to the City next week. The start of construction is planned for the Fall 1997.

Wonderland is the nation's leading developer of CoHousing communities. Martinez Park CoHousing is Wonderland's sixth such development in Colorado. Wonderland developed Fort Collins' completed CoHousing community, Greyrock Commons. The 30-year old firm is also experienced in building custom homes and has long been noted for its environmentally progressive building practices. All homes built by Wonderland are committed to be rated under the Energy Rated Homes of Colorado Program and are part of the Green Building Program of the Denver Home Builders Association.

The location of the CoHousing community at the western end of the site adjacent to Lee Martinez Park continues to attract a wide range of households including families with children, couples, singles, and seniors. The community now has 25 households as members.
